Bookings Terms of Use

These terms are subject to the general Terms of Use.

Definitions

In these Terms, the following definitions are used in addition to those found elsewhere in the Terms:

  • Bookings Service: A service provided on the Platform that facilitates the connection between a Host wishing to list available Units for short-term or tourist rentals and a Guest searching for such Units.

  • Host: A natural or legal person who offers hospitality services or short-term rental Units.

  • Guest: A natural or legal person who benefits from hospitality services or short-term Unit rentals.

  • Unit: The property listed and utilized in a booking transaction.

  • Listing: The content, information, and images provided by the Host to describe the Unit available for rent.

  • Booking: The confirmation of the availability of the listed Unit for the booking period under the applicable terms and conditions.

  • Booking Period: The booking period starts at check-in time on the first day of the booking and ends at check-out time on the last day.

  • Booking Value: The total cost of all booked days, including any fees or government taxes.

Article One: Platform Obligations

By using the Bookings Service, you understand and agree that:

  • The Platform's role is limited to facilitating the Booking process, collecting the Booking Value from the Guest, and transferring it to the Host after the Booking Period ends in accordance with these Terms.

  • The relationship between the Platform, Host, and Guest is one of independent parties. This relationship does not constitute a partnership, employment, or agency, and the Platform has no responsibility for or control over how the Host manages any listed Unit or how the Guest uses a booked Unit.

Article Two: Host Obligations

By listing or making any Unit available through the Bookings Service as a Host, you understand, agree, and commit to the following:

  • You comply with all applicable laws, regulations, and obtain all required licenses and permits for the Host and the Unit. You must have the legal capacity and authorization to offer and lease the Unit and bear the consequences of any non-compliance.

  • You ensure all information about the Unit in the Listing on the Platform is accurate (e.g., images, availability, prices, services, facility descriptions, location, check-in/out times, and any usage conditions or restrictions), and you commit to keeping this information constantly updated. You bear the consequences of failing to do so.

  • You will not alter any features of the Unit after it has been booked (and until the end of the booking period) without the Guest’s approval.

  • You acknowledge that once you are notified of a confirmed Booking on the Platform, a binding contract exists between you and the Guest to enable the Guest to use the Unit and its facilities according to the terms, specifications, and prices listed on the Platform for the full Booking Duration.

  • You will not impose any terms or conditions on the Guest that contradict these Terms. You must include any terms the Guest must comply with in the Listing of the Unit.

  • Authorize the Platform to collect the Booking Amount (including any fees and government taxes) from the Guest based on the price you set for the Booking Period.

  • Apply the cancellation and refund policy you selected for the Unit on the Platform.

  • Release the Platform from liability for any damage caused by the Guest to the Unit.

  • Pay any fees or commissions imposed by the Platform for the service.

  • Acknowledge that the Platform will transfer the booking amount—after deducting any due amounts, Platform fees, and any applicable taxes or government charges—to your designated account after the booking period ends, based on the payment schedule, provided that no Guest complaints about the booking are submitted.

  • The Platform has the right to impose a compensation fee if the Guest is prevented from benefiting from the Unit due to a reason attributable to the Host (e.g., cancellation by the Host, a defect in the Unit, or a significant mismatch between the listed and actual Unit). The compensation fee shall not exceed the booking value or SAR 5,000, whichever is less. The Platform has the right to deduct this compensation from any future dues to the Host.

Article Three: Guest Obligations

By attempting or completing the Booking of any listed Unit as a Guest, you understand, acknowledge, and commit to the following:

  • You have reviewed and accepted the Unit’s specifications and requirements at the time of Booking.

  • You commit to paying the full Booking Amount.

  • You agree to the cancellation and refund policy set by the Host in the event you wish to cancel the Booking.

  • You will behave appropriately during your stay in the booked Unit and will not misuse or negligently damage any of the Unit's facilities.

  • You agree that the Host has the right to verify your identity against the one used during the booking process before granting access to the Unit. Access may be denied if the identities do not match.

  • You release the Platform from any liability if no complaint is filed within 48 hours after the booking period ends.

  • You agree that your data may be shared with competent authorities upon request or with the Host if it is proven that you have caused damage to the Unit, violated applicable laws, misused the Unit, or committed any criminal or security-related acts. The Platform shall bear no liability to any parties in such cases.
